Roof Replacement in Danville, CA
Many Danville and Blackhawk homes from the 1980s have concrete tile roofs whose underlayment is now wearing out. A re-lay often fixes them without new tile. Check two things before you sign: whether your parcel is in a very high fire zone, and what your HOA requires.
5:12Tile
The 1980s tile roof problem
Tile can last decades longer than the underlayment beneath it. When that underlayment fails, leaks show up at valleys, walls and skylights even though the tile looks fine. Roofers either re-lay (lift the tile, replace underlayment and battens, reinstall) or replace with new tile or a lighter material.
Ask for a spare-tile count for breakage, and whether your tile profile is still made. Re-lay vs. replacement in detail.

HOA approvals in Blackhawk and Diablo
Planned communities such as Blackhawk typically require architectural approval for roof material and color changes, and some limit which tile profiles or colors you can use. Get the HOA's written approval before you sign a roofing contract, and give the roofer a copy so the product ordered matches.

Questions homeowners ask
Who issues re-roof permits in Alamo, Blackhawk and Diablo?
They are unincorporated, so Contra Costa County does, with the County's in-progress and final inspections (County). Inside Town limits, Danville's Permit Center handles it.
Is Danville in a very high fire hazard zone?
Parts of it. Danville was among the 12 Contra Costa cities the state listed with very high fire hazard areas in 2025 (DanvilleSanRamon.com), and the Town code designates very high zones in chapter 10-8. Check your parcel on the San Ramon Valley Fire map page.
